Plans for a new centre

(Update September 2011)

Having carried out a full options study and feasibility analysis in 2008 and 2009, in December 2009, our Board of Trustees decided that the strategic direction for St Luke's was to move forward with a major project to refit, extend and refurbish the existing community centre building at 90 Central Street.

The old building was a relic of a 1980 refurbishment with false ceilings, artex walls, hidden windows, awkward circulation routes and failing lifts, toilets and services.

The construction project is being phased so as to allow the community centre to remain open to the public for activities during the building works.

PHASE 1

Phase 1 will involve work to the existing building, installing new lifts, electric, water and heating systems. The main kitchen will be relocated to create a new dining area and conference room. A cookery classroom for all ages will be provided. Rooms on upper floors will be completely refurbished, and part of the roof spaces will be used as office rental space. This work started in January 2011 and expected to be completed by December 2011.

Ground Floor Detail:

Multi-activity space/Dining Space (approx 90sqm) - hardwood floor, feature lighting, panelled walls.

Conference Room (100sqm): Light touch refurbishment, new ceiling (Phase 1a Jan-March 2012)

Cookery school: 8 domestic style kitchen settings with induction hobs, ceramic sinks, granite work tops. Wheelchair accessible hobs, ovens and bench. New opening to food growing spaces.

Main kitchen: top of the range kitchen designed to provide meals to the new dining space, conference and meeting room bookings, weddings, parties, and eventually the Phase 2 street front cafe/restaurant

New Reception and front entrance, new public IT room and street front office (Phase 1a)

New windows, doors, lifts and toilets, with shower.

First Floor detail:

New Club lounge (80sqm) for older users with tea kitchen and bar.  Hair salon for apprentices and community usage, therapy/treatment room, games room and multi-use space.

New lifts, windows, doors toilets and accessible shower.

Second Floor detail:

Restored dance hall (80sqm) with mirrored wall and ballet barre. Exposed victorian ceiling and parquet flooring. Panelled walls. Suited to all uses.

Four artists studios for community artists at low rent. 

Arts and Crafts classroom with mezzanine balcony.

Boardroom/meeting room with victorian ceilings and original wooden floors.

New windows, toilets, liftsetc.

Third Floor detail:

Brand new created room (70sqm) formerly the empty roof space. Kitchenette.  Suitable for multiple uses.

New lifts, storage and toilets etc.

Exterior and services detail:

The building has been entirely reroofed with new windows and doors throughout.

New gas, electric and water intakes have been installed, and a new heating system.

The old school building stairs are being restored.

Environmental:

The building is now energy efficient with insulated walls, roofs and floors. Low energy lighting and heating, and much much more.

PHASE 2

The later phases will re-provide modern toilets on the ground floor and possibly a creche space. Most importantly a new street front community cafe and restaurant will be built where the existing  ground floor toilet block is located.

These phases will be newly built extensions  that will require planning permission.

The drawings shown below are early proposals which included building three stories on the street front. These designs are now scaled back and are left here for record.

The funding of these works has come from a mixture of grant and use of our own reserves.  These reserves have been built up over centuries and have provided the investment income to run our charity services and keep the building open.

Although the building is expected to provide income to the Trust from room bookings, the Trust hopes to restore the level of its reserves to sustain its long-standing vital community services.  This is essential to our long-term existence in the neighbourhood.
